Southern Wisconsin Veteran's Memorial Cemetery

Ramaker & Associates was awarded a contract to provide master planning, Civil Engineering services, Land Surveying and Geotechnical Engineering services for the design of site improvements associated with the third phase of this 105-acre cemetery facility.

This facility will undergo a 25-acre expansion and rehabilitation of the existing burial grounds that will include over 2,000 additional graves and the associated roads, parking and accessory structures. Plans and construction documents also include a 1600-niche columbarium. The rehabilitation portion of the contract consists of correcting storm drainage issues as well as increasing the capacity issues of the existing storm water detention pond.

Kalahari Resort Condominiums

Kalahari Development is in the design stage of the third phase of the existing Ny-Um-Ba condominium development, located northeast of the existing resort and water park complex. Ramakers involvement in this project consists of survey and site engineering services for the construction of two duplex condominium buildings and associated parking, utilities and storm drainage.

Ramaker & Associates goal for this project is to provide the necessary engineering services to construct the two mentioned buildings so that these buildings have full access through the basement and that their location allows for the use of readily available roads and utilities. The following scope of services was provided:

A topographic survey of the site (approximately 2 acres) was performed to determine existing conditions and location of roads, utilities, drainage, and other site elements constructed in previous phases. Construction drawings and specifications were prepared and all required approvals from regulatory agencies for this phase of the development were obtained.

Mt. Olympus Water & Theme Park (Wave Pool)

This project consisted of design, engineering and construction administration services required for the construction of 50,000+ SF surf pool at the Mt. Olympus Water & Theme Park. The project construction scope included the surf pool, pool deck area, site utility and storm drainage facilities to serve the pool area and pool equipment building design. In addition to other services, our office provided surveying, civil, geotechnical, and construction administration services.

Ramaker completed a topographic survey of the proposed surf pool site and developed an existing conditions plan for this area. The excavated site in the vicinity of the proposed equipment building was inspected to confirm that soil types generally match the conditions defined in the geotechnical report developed for the original water park building. A schematic site grading plan was developed showing anticipated grades, retaining walls, utility extensions, fence locations, pool deck and sidewalk areas.

Ramaker prepared site design and construction documents for the surf pool including: site grading plans; storm water management plan and erosion control detail development; site utility plans for sanitary, water and storm sewer service to the pool equipment building and pool deck areas; and standard construction details for the proposed site improvements including retaining walls.

Yogi Bear's Jellystone Park Camp-Resort

This 230-site campground and resort includes campsites, cabins, office buildings, maintenance buildings, a visitor shop and game room, activity pool and other accessory buildings.

Ramaker & Associates, Inc. in-house staff provided the following site improvement services:

• Design and layout of campground expansion for new cabins
• Grading and stormwater design for new pool area
• Design for repair to existing sanitary sewer system
• Pool and "picnic splash" area design and engineering

Mt. Olympus Water & Theme Resort (Sitework for Parking Lot Expansion)

For more than ten years, Ramaker & Associates has provided Civil Engineering, Land Surveying, Geotechnical Investigations, Aquatic Design, and Construction Administration service work for the Family Land/Treasure Island Waterpark Resort. In 2007, the Mt. Olympus Theme Park expanded to take over the ownership and operation of both the Family Land Waterpark and Treasure Island Resort to form the Mt Olympus Water & Theme Park. With this merger and expansion of Mt Olympus, Ramaker & Associates has continued to provide these same services plus MEP, Structural and Building Design services.

One of the recent civil projects we completed at this theme park included site engineering for parking lot improvements in 2007. The parking area between the hotel and indoor waterpark was redesigned to optimize the use of the space and add desperately needed vehicle capacity to the parking area. With the removal of an existing mini-golf feature, the area was re-laid maximizing parking capacity and minimizing the amount of storm sewer pipe needed by sheet draining a larger portion of storm runoff. The west edge of the parking lot was shifted to maintain the existing retaining wall and shelter area. The main east/west access drive through the parking lot was shifted north and a landscaped island installed to allow separation of the hotel parking from the remainder of the site.

The general scope of the project included: topographic survey of the site area, utility location, and limited tree location; master planning and development of conceptual layouts for the proposed parking area and associated site improvements; preparation of site/civil and building construction documents, as needed and authorized by the Owner; and preparation of design calculations, certifications and regulatory submittals to secure required construction permits.

Yogi Bear's Jellystone Camp-Resort

Ramaker & Associates has been an integral team member in the master planning and growth of the expansive Yogi Bear’s Jellystone Park located in Warrens, Wisconsin. The overall development consists of approximately 147 acres, 110 pull-through camper sites, extensive standard camper sites, deluxe cabins, and an outdoor waterpark facility.

Cranberry Lake Village consists of a vast residential subdivision, lodges, and an outdoor waterpark facility. Three Bears Lodge & Conference Center includes a hotel, lobby building, and indoor waterpark facility.

Ramaker & Associates’ in-house staff provided the following civil engineering, construction management, geotechnical engineering, and land surveying services:

• Created plats for four separate phases of development consisting of 202 residential lots located on 93+ acres
• Developed a stormwater management plan for the overall site
• Provided construction management and inspection services for the lodges and hotel/convention center
• Provided HVAC, electrical, and plumbing services for the hotel/convention center
• Created overall site layout and utility design for the pull-through sites
• Designed all sanitary and storm sewer design for the deluxe cabins and back-in camper sites
• Provided land surveying and geotechnical engineering work for various phases of the development

Tuscan Ridge Condominiums

Ramaker & Associates, Inc. designed this 10+ acre residential condominium development. The condominium development was laid out to create a "community within a community", encouraging interaction between its residents. The Tuscan Ridge Condominiums border the Yahara River and its unspoiled wetland areas. Ramaker & Associates’ civil team created a planned-unit development that could maximize the available space without disrupting the surrounding wetland areas. The development includes 15 two-unit condominium buildings and required storm sewer, stormwater detention ponds, parkland, bike paths, street, sanitary sewer and water main construction.
