St. Cloud State University turned to Ramaker for support in revitalizing its aging campus pool—an aquatic facility facing decades‑old construction methods, unknown underlying conditions, and a challenging schedule shaped by athletic seasons.

Drawing on deep experience with similar pool types across the Midwest, Ramaker provided the university with practical solutions, informed planning, and industry-specific insight needed to move the project forward with confidence.

One of the primary challenges was the age and condition of the existing pool basin. Ramaker conducted detailed on‑site investigations to understand the hidden conditions below the surface. Our team brought valuable perspective from studying seven comparable facilities in recent years, giving St. Cloud State a realistic understanding of what to expect, where deterioration was likely, and how to navigate unknowns typical of older pool structures.

Tile finish replacement posed another unique challenge. Because tile is no longer a common pool basin finish, qualified installers are limited. Ramaker helped the university overcome this hurdle by engaging both local contractors—who bring familiarity and long‑term investment in the community—and experienced regional tile specialists capable of managing a project of this scale.

This proactive outreach ensured competitive bidding and reliable availability.
Scheduling was equally complex. The pool sees heavy use from collegiate swim programs and rentals, yet prime construction windows overlap with peak pool‑contractor demand. Ramaker worked with the university to plan ahead, recommending an early bid process and outreach to a broad network of Midwest contractors. With relationships built over multiple similar projects, Ramaker helped St. Cloud State position the project to attract qualified bidders despite market constraints.

Cost uncertainty was also a concern, especially since comparable tile basin projects are rare. Ramaker addressed this by sharing preliminary design documents with contractors for early budget validation, allowing adjustments before the final design phase. This strategy helped the university make informed decisions early and manage expectations around market-driven pricing factors.
