Holiday Inn Express PIP

In 2015, leadership at the Holiday Inn Express in Roseville, Minnesota, partnered with Ramaker to execute a franchise-required property improvement plan (PIP) and bring the hotel into compliance with brand standards.

Ramaker provided architectural and engineering services for the project, which emphasized modernizing the property and delivering memorable guest experiences.

Ramaker’s hospitality team updated the interior of the existing Holiday Inn Express to align with the latest IHG Hotels & Resorts prototype. Interior improvements included remodeling the first floor, enlarging the breakfast area, redesigning ADA guest bathrooms to meet coding requirements, and improving corridors, stairs, and elevators, among other renovations. All these changes adhered to IHG’s PIP and prioritized guest comfort.

The facility’s exterior was also remodeled per the mandatory PIP. Ramaker’s architects and engineers updated the façade, giving it a modern appearance that aligned with IHG’s most recent prototype.

Ramaker’s scope of work extended beyond required improvements. The aquatic design and engineering team consulted on a new pool addition, consisting of a pool, spa, pool vestibule, and fitness room.
